There is documented 360 plus Elk and 180-200 plus D Mule Deer. Also the land holds bears, bobcats and lions so your hunting options have a variety of  directions. Colorado offers OTC Elk tags for 2nd and 3rd rifle  (always check regs) and the ranch comes with several landowner Mule Deer tags (3/5 per year. ) The land has not been hunted hard in years as the owner lives overseas, however, the owner does sell his tags (for Elk & Mule Deer) and other hunts (Lion and Bear) could also be sold or used for yourself.   The way the land sits it’s ideal for the archery hunters while also the large open spaces makes for great big game, long-rifle/muzzle loader hunting.  There is currently no conservation easement but the property could be an ideal candidate for the tax minded, conservation legacy ranch investor.
